Ryan Carter was halfway through his third drink when the first wall came down.

He was standing outside the Meridian Lounge, one eye on Madison’s phone and the other on the rising numbers under the mall video. The clip was moving fast. Shares. Comments. Reposts. Public humiliation always traveled when people could pretend it was entertainment.

Then his phone rang.

Unknown number. Institutional area code.

Ryan stepped into the corridor and answered with the easy confidence of a man used to taking calls about money.

“Elliott Graves,” the voice said. “Senior credit operations, Apex Portfolio Management.”

Ryan straightened. “Go ahead.”

“I’m calling regarding the secured bridge facility attached to Harrington West. Following an expedited covenant review, Apex has determined the collateral now falls outside the loan-to-value threshold under Section 7.4 of your agreement. The facility is being called.”

Ryan blinked once. “Called?”

“Correct.”

“You have a twelve-month lock. You cannot accelerate unless there’s a default event.”

“There has been a technical covenant breach.”

“Based on what?”

“Updated comparables from an independent valuation review.”

Ryan’s voice sharpened. “Those numbers are wrong. The project is on schedule. The collateral is sound.”

“The review has been completed and approved,” Elliott said. “Formal notice will be delivered tomorrow morning. I suggest you contact legal counsel immediately.”

The line went dead.

Ryan stood there with the phone still against his ear while the numbers started arranging themselves in his head.

Harrington West: $4.2 million.

Secured debt: three properties.

Cross-default language: yes.

Personal credit line exposure: yes.

Buried contractor deferrals and one ugly guarantee: also yes.

He was not finished.

Not yet.

But he now had fourteen days to replace a $4.2 million secured bridge loan in a tightening market. Fourteen days before one technical breach turned into three endangered properties, frozen credit access, and the kind of credit report damage lenders never forgot.

Ryan inhaled slowly, lowered the phone, and walked back into the lounge.

Madison looked up immediately. “Look. It’s exploding.”

The video had passed fourteen thousand views.

He sat down. Picked up his drink. His hand stayed steady. Ryan Carter had spent years building the face of a man who never looked afraid in public.

“Everything okay?” Madison asked.

“Just work.”

He even smiled.

That was the strangest part. He still looked exactly like a man in control.

He did not know the call from Apex was not bad timing. Not market pressure. Not routine lender behavior. It had started with a woman walking away from a mall floor. It had continued with one short phone call from a man in a dark overcoat.

Ryan did not know that man’s name yet.

He would.

By then, the fourteen-day clock would already be chewing through the bones of everything he owned.
